27th & Larimer Block “A”
The 27th & Larimer Redevelopment will transform a surface parking lot and existing warehouse space in Denver’s RiNo neighborhood into a new mixed-use retail hub. The north end of the block will feature a 12,500-square-foot specialty grocery store, while the prominent corner of 26th and Lawrence will be activated with a 1,200-square-foot retail tenant. The plan retains three existing buildings on the site, including a 27,400-square-foot adaptive reuse warehouse undergoing renovation for new tenants, while incorporating two new shopfront-form buildings to frame the site’s primary streets.
The project’s design emphasizes walkability, activating the surrounding streetscape with ground-floor uses and improving site circulation for both vehicles and pedestrians. Parking will be consolidated into a 90-space lot with two loading bays to serve the mix of grocery, retail, and office tenants. As a phased development, work will begin with site preparation and the grocery store construction before transitioning to the smaller retail buildout.
