Petroleum Building Adaptive Reuse
The Petroleum Building Adaptive Reuse project is transforming a 14-story high-rise in downtown Denver from a commercial office tower into a mixed-use residential community. Twelve of the building’s existing office floors will be converted into 178 multifamily units, while the ground floor will retain its retail use with upgrades to the multitenant lobbies and exterior façade. Lower Level 1 and Level 14 will be reprogrammed as tenant amenity spaces, enhancing the building’s appeal for future residents. The project emphasizes modernizing the building’s systems and public spaces while preserving its core structural elements.
Led by Gensler as architect and PCL Construction as the general contractor, the redevelopment incorporates a team of specialized consultants including Martin/Martin for structural engineering, Vertex for civil engineering, and Galloway for mechanical/plumbing design. With a project valuation of more than $45 million, construction is expected to run from October 2023 to December 2024. Once complete, the building will offer a new residential option in the heart of Denver’s urban core, combining contemporary amenities with an upgraded streetscape presence and reactivated ground-level retail.
