36 For-Sale Townhomes Planned to Replace Income-Restricted Apartments in Northeast Denver

DENVER, CO — An existing income-restricted apartment community in northeast Denver could soon be redeveloped into a new affordable homeownership community. Concept plans have been submitted to the City and County of Denver for Dahlia Townhomes, a proposal to replace the existing Dahlia Street Apartments at 3301 N. Dahlia Street with 36 income-restricted, for-sale townhomes. The approximately 1.08-acre site is located near the intersection of Dahlia Street and Bruce Randolph Avenue.

According to their Proposition 123 Fast Track application, all 36 homes would be income-restricted and available to households earning 100% of the Area Median Income or below, making the entire development eligible under Colorado's Proposition 123 affordable housing program.

The development would consist of two-story townhomes arranged along Dahlia Street with individual front entrances, landscaped setbacks, and rear-loaded parking accessed by a shared internal drive. Plans include 36 off-street parking spaces, providing one parking space for each home, while the buildings would reach a maximum height of approximately 31 feet.

Architectural renderings show a mix of brick and fiber cement exterior materials designed to create a cohesive residential streetscape while increasing the site's overall housing density. Floor plans indicate each townhome would feature three bedrooms, open-concept living areas, and private entrances.

As part of the proposal, the applicant is also requesting a 20-foot right-of-way vacation along Dahlia Street. According to the submitted concept plans, the request would align the property with a similar right-of-way vacation approved for the adjacent property in 2000.

The project is currently under concept review with the City and County of Denver. Additional planning and development applications will be required before the proposal can move forward to construction.
