Five New Townhomes Proposed for 55 N. Corona Street in Denver’s Speer Neighborhood

DENVER, CO – A new townhome project is moving through Denver’s development review process that could replace an existing single-family home along Corona Street with a small multi-unit residential building.

According to a recently submitted concept plan, the property at 55 N. Corona Street is proposed to be redeveloped with a three-story townhome project containing five residential units. The project is currently listed as under review within the City and County of Denver’s development services system.

The site currently contains a one-story brick house with a basement, which would be demolished to make way for the new development.

Plans submitted to the city show the proposed building would include approximately 10,392 square feet of gross floor area and rise to about 37 feet in height, consistent with the surrounding zoning district. The property is located within the G-MU-8 zone district, which allows for mixed-use and multi-unit residential buildings.

The development would consist of five attached townhomes spread across three stories, designed as a single building facing Corona Street. The plan also includes five compact parking spaces, roughly one per unit, accessed from the rear alley.

Concept drawings show a modern residential design featuring large vertical windows, multiple facade materials, and new landscaping along the street frontage.

The project sits on a 6,342 square foot parcel and is surrounded primarily by other multifamily residential buildings, including nearby three- and four-story apartment structures along the same block.

If approved, construction on the project is currently estimated to begin in March 2027, with completion projected around March 2028, according to the development application.

The development is being pursued by Milwaukee Development LLC, with design work prepared by Points West Design and civil engineering services provided by Proof Civil.

The proposal remains in the early stages of Denver’s review process and may evolve as it moves through additional design and permitting steps.
