Streets at SouthGlenn Plans New 358-Unit Development of Former Macy’s Site
CENTENNIAL, CO — A residential development is moving forward at the Streets at SouthGlenn in Centennial, with plans calling for 358 new apartment homes, structured parking and new outdoor and pedestrian spaces within the existing mixed-use center.

Alliance Residential Company is planning the five-story development across approximately 5.24 acres. The project would include a mix of studio, one-, two- and three-bedroom apartments along with two-story townhome-style units, bringing a wider range of housing options to the property.
The development would rise up to five stories and include approximately 557 parking spaces within a garage internal to the building. Residential units and architectural elements would screen the garage from surrounding streets and public spaces. Access to the garage is planned from South Vine Street, while the primary residential entrance would be located along East Briarwood Avenue.

Plans show the residential building wrapping around several outdoor spaces, including a private pool courtyard and another private community amenity area on the north side of the property. The project would also retain the existing publicly accessible plaza along East Briarwood Avenue and introduce an enhanced pedestrian alley, or “mews,” connecting the new development with the surrounding Streets at SouthGlenn properties.
The pedestrian connections are a significant part of the proposal. Project materials describe the development as an opportunity to restore north-south pedestrian circulation through this portion of SouthGlenn while creating a more walkable connection between the new residences, existing shops, restaurants and surrounding public spaces.
Architecturally, plans call for a masonry base with fiber cement and stucco across the upper levels. Renderings show multiple building setbacks, balconies and changes in materials intended to break up the scale of the five-story structure. The proposed palette uses warm neutral tones and darker accents.

The project team told Developing Denver that demolition of the existing building is currently estimated for fall or winter 2026. Site construction is expected to begin during winter or spring 2027, followed by vertical construction in spring 2027. The development is targeting an opening in summer or fall 2028.
The project remains subject to the City of Centennial's development review process. City materials previously identified the proposal as requiring a Site Plan, Final Plat and Civil Construction Documents, with approval handled administratively.
If completed as proposed, the development would add roughly 68.3 dwelling units per acre to the site and introduce hundreds of new residents directly within Streets at SouthGlenn, continuing the property's evolution from a primarily retail destination into a more mixed-use district.
