Denargo Market Team Files Site Development Plan for New 16-Story Building

DENVER, CO – A formal Site Development Plan has been submitted for a mixed-use project at Denargo Market, advancing long-planned redevelopment efforts in Denver’s River North neighborhood.

The filing covers Denargo Lot 1, Block 6, a roughly 1.06-acre site bounded by Chestnut Place, Denargo Street, and Delgany Street. The property is zoned C-MX-16 with a Downtown Overlay (DO-7), allowing for high-density, mixed-use development. The newly submitted SDP follows the project’s Urban Design Review approval in 2024, which established the overall height, massing, and urban framework for the site.

According to the submission, the project includes a 16-story mixed-use building dominated by multi-unit residential space, totaling approximately 399,000 square feet of residential gross floor area. The proposal also includes ground-level retail, a small amount of office space, and a large structured parking component exceeding 150,000 square feet.

The Site Development Plan provides detailed information on building placement, site circulation, access points, and infrastructure, translating the previously approved urban design concept into a buildable plan. Vehicle access and parking are accommodated on-site, while the surrounding street network plays a key role in connecting the project to the broader Denargo Market area and nearby River North blocks.

With the SDP now on file, the project moves into a more technical phase of Denver’s review process, where city agencies evaluate compliance with zoning, infrastructure standards, and engineering requirements. While additional permits and approvals are still required, the submission represents a significant step toward eventual construction.

Denargo Market has long been planned as a dense, mixed-use district linking River North to the South Platte River corridor. This latest filing signals continued progress on one of the area’s largest remaining redevelopment sites.
