4-Story Office and Retail Building Proposed at 3rd and Saint Paul
DENVER, CO – A new office and retail building has been proposed for a prominent corner in Cherry Creek, marking another potential infill project in one of Denver’s most active commercial districts.

The project is planned for 3035 East 3rd Avenue, at the corner of East 3rd Avenue and Saint Paul Street, where an existing one-story retail building and adjacent surface parking lot currently sit. The site spans approximately 18,355 square feet and occupies the south end of the block on the west side of Saint Paul Street.
According to city filings, the proposal would replace the existing structures with a four-story mixed-use building. Plans call for retail and restaurant space at the ground level, with office space occupying floors two through four. The project is being reviewed as a single new structure under Cherry Creek North zoning.
Two levels of underground parking are proposed beneath the building, accessed from the alley to the south. By locating vehicle access, loading, and service areas along the alley, the design prioritizes pedestrian-oriented retail frontage along both East 3rd Avenue and Saint Paul Street.
Retail spaces are planned with direct sidewalk access and high transparency, a common requirement in Cherry Creek North intended to support active street life and storefront continuity. Office space above is designed to step back in accordance with zoning and design standards, helping reduce the perceived scale of the building at street level.
The project has recently been submitted for both Urban Design and Concept Review, placing it in the early stages of Denver’s development approval process. These reviews will evaluate the building’s massing, site layout, relationship to surrounding properties, and compliance with Cherry Creek North design guidelines before the project can advance to later permitting phases.
As of now, the proposal does not include residential units and is not designated as an affordable housing project. No rezoning request is included in the current application.
