Concept Plans Approved to Replace Small Car Dealership with Apartments and Retail

DENVER, CO — A small car dealership along West Mississippi Avenue could be replaced by a new mixed-use development after plans for the property completed Denver's concept review process.

The project is planned for 1725 W. Mississippi Avenue, where the existing commercial property would be redeveloped with 26 apartments, ground-floor retail and on-site parking. Concept plans submitted to the City and County of Denver show the development organized across multiple levels, with approximately 1,320 square feet of retail space positioned along West Mississippi Avenue and residential units located above.

The plans currently call for all 26 apartments to contain two bedrooms, with each unit listed at approximately 880 gross square feet. A total of 39 parking spaces are also included in the concept. The site plan places much of the parking behind the Mississippi Avenue frontage, while the retail space occupies the southern portion of the property directly along the street.

The project would represent a significant change for the property, replacing the existing small car dealership and its associated paved areas with a denser combination of residential and commercial uses.

Concept Renderings Submitted to the City & County of Denver

The application was accepted on August 6 and subsequently circulated through several city departments and outside agencies for review.

Records show approvals to proceed from several reviewers, including Denver Water, zoning, transportation, fire, environmental health, forestry, wastewater and the project's city coordinator. The city's coordinated review status was marked "Concept Complete" on August 18, and the concept application was subsequently marked "Closed - Complete."

Completion of the concept process allows the development to advance beyond this early stage of city review, but it should not be confused with issuance of a final building permit. Additional design, permitting and construction approvals may still be required before work can begin.

The application identifies LAM & HO Investments LLC as the property owner. No construction timeline is provided in the concept materials reviewed by Developing Denver.

If ultimately constructed, the project would bring 26 new homes and additional commercial space to West Mississippi Avenue while replacing an existing low-density automotive use with a mixed-use development.
