Inside the $65M Redevelopment of Denver Health’s Sam Sandos Westside Family Health Center

DENVER, CO – Denver Health has released new renderings and updated plans for a major redevelopment of its Sam Sandos Westside Family Health Center campus along Federal Boulevard in West Denver.

Newly filed plans with the City and County of Denver show a proposed three-story medical office and clinic building totaling approximately 85,858 square feet at the existing Westside campus near Federal Boulevard and West 11th Avenue. The project would replace portions of the existing facilities while significantly expanding Denver Health’s long-term presence in the area.

Plans show the new building featuring a contemporary exterior design with large glass storefront systems, wood-tone architectural accents, landscaped pedestrian areas, and expanded public-facing entrances along Federal Boulevard. Renderings also show enhanced streetscape improvements, widened sidewalks, outdoor seating areas, upgraded landscaping, and new pedestrian-focused connections throughout the site.

According to the submitted Site Development Plan, the project is being reviewed under Denver’s C-MX-5 zoning district and would rise approximately 59 feet tall across three stories plus a basement level. The proposed building would include medical office and clinic uses, replacing and modernizing portions of the existing Westside Family Health Center campus.

Site plans indicate the redevelopment would also include updated utility infrastructure, stormwater improvements, enhanced accessibility upgrades, expanded bicycle parking, loading areas, and redesigned parking circulation throughout the campus. Plans currently show 108 vehicle parking spaces and expanded pedestrian connections along the Federal Boulevard frontage.

The development is planned in phases, with documents noting that the existing clinic building would remain operational while the new facility is constructed. Once completed, portions of the older structures on the campus are expected to be removed as part of the broader redevelopment effort.

Project filings also indicate the redevelopment is designed as an all-electric facility and is being planned to exceed minimum energy code requirements under Denver’s Green Building Ordinance standards.

The redevelopment plans have now been finalized and officially submitted to the City and County of Denver for processing and final review. Denver Health previously broke ground on the broader Westside redevelopment project in November 2025, with construction on the first phase expected to continue moving forward as permitting progresses.
