MODUS Broker Open to Highlight Former VA Hospital Redevelopment and Other Denver Projects
DENVER, CO — MODUS Real Estate is hosting a broker open on Wednesday, October 7, bringing together updates on several development projects across Denver, including the ongoing transformation of the former Veterans Affairs Medical Center at 1055 Clermont Street.

The event will take place from 1:00 to 3:00 p.m. at 804 Dahlia Street, where attendees will have an opportunity to hear from members of the development and real estate teams working on projects throughout the city.
One of the featured projects will be the redevelopment of the former VA hospital near East 9th Avenue and Clermont Street. GM Development is leading the transformation of the existing 10-story building into a mixed-use community featuring 493 apartments and approximately 50,000 square feet of commercial space.
The redevelopment plans include approximately 15,000 square feet of neighborhood retail and 35,000 square feet of medical office space. The project also incorporates a new central atrium and café, rooftop swimming pool, pickleball courts, coworking areas, fitness facilities and additional resident amenities.
Rather than demolishing the former hospital, the development team is preserving and rehabilitating the existing structure while adapting it for residential and commercial uses. The project represents a significant reuse of an established institutional property in the surrounding neighborhood.
Construction began in late April 2026, with demolition and framing activities currently underway. The first residential units are expected to be completed in late 2028, with additional phases continuing into 2029. Ben Gearhart of GM Development and MODUS Real Estate will discuss the redevelopment during the broker open, providing attendees with additional information about the project's plans, construction progress and anticipated timeline.
The event will also feature Garrett Beserra of MODUS Real Estate, who will share updates on Dahlia Twelve, a recently completed 12-townhome development along Dahlia Street, as well as development activity around 9th and Colorado and other projects he is currently working on throughout Denver.
Dahlia Twelve, developed by Homebound, features homes with more than 2,200 square feet of living space and approximately 700-square-foot garden-level lock-off areas. The separate spaces include private entrances, bedrooms, bathrooms and living areas, providing homeowners with additional flexibility for guests, multigenerational living or potential rental opportunities.
In addition to the development presentations, attendees will have an opportunity to learn more about a video contest offering two tickets to the Denver Broncos versus Las Vegas Raiders game scheduled for November 22.
The broker open provides an opportunity for real estate professionals and attendees to connect with project representatives and learn more about ongoing residential, commercial and mixed-use development activity across Denver.
