The James Completed at Evans Avenue and Gilpin Street in Denver
DENVER, CO — Construction is complete on The James, a new mixed-use infill development at Evans Avenue and Gilpin Street in Denver’s University neighborhood.

The three-story project replaces a former gas station site that sat vacant for an extended period near the University of Denver with 18 apartment units and approximately 2,700 square feet of ground-floor retail space. The completed building totals approximately 18,000 square feet. Bristlecone Construction recently completed construction and turned the building over to the ownership group, marking the completion of the redevelopment at Evans Avenue and Gilpin Street.
Designed by Semple Brown Design, The James features a primarily brick exterior with large windows and a contemporary design. Darker and lighter brick sections help break up the building’s exterior, while recessed balconies are incorporated into the upper residential floors.
At street level, large storefront-style windows and entrances wrap portions of the building along Evans Avenue and Gilpin Street, providing space for future commercial tenants beneath the residential units. The project also included new sidewalks, landscaping, bicycle parking and other streetscape improvements surrounding the property.

Redeveloping the former gas station property presented additional challenges before construction could move forward. According to Semple Brown Design, the infill project required soil remediation and rezoning as the development team prepared the property for its new mixed-use configuration.
The completed project introduces new housing and commercial space along the Evans Avenue corridor while transforming a previously vacant corner near the University of Denver campus.
The James is also an example of smaller-scale infill development occurring across Denver, where individual underutilized properties are being redeveloped with additional housing and street-facing commercial space within established neighborhoods.
