Exploring Populus: Denver’s New Vision for Carbon Neutrality

Denver, Colorado, known for its stunning landscapes and forward-thinking initiatives, is about to welcome a groundbreaking addition to its hospitality scene. Developed by Urban Villages and operated by Aparium, Populus is poised to become the United States’ first carbon positive hotel, set to open its doors this summer. This innovative project not only promises well-appointed accommodations but also embodies a deep commitment to sustainability and environmental stewardship.


At the heart of Populus lies a bold vision to redefine environmentally-forward hospitality. With its nature-inspired design and dedication to sustainability, the hotel aims to set new standards for green architecture and sustainable development. From its conception, Populus has been more than just a hotel—it’s a beacon of sustainability, showcasing the intersection of luxury and environmental responsibility.

Designed by the renowned architecture and urban design firm Studio Gang, Populus’s architectural design pays homage to Colorado’s natural beauty, drawing inspiration from the iconic aspen trees that dot the landscape. The building’s distinctive facade, featuring Aspen-eye windows and a pre-cast Glass Fiber Reinforced Concrete (GFRC) rainscreen, not only captivates visually but also serves a functional purpose in enhancing energy efficiency and environmental performance.


One of the most ambitious aspects of the Populus project is its commitment to offsetting its carbon footprint. Through a partnership with One Tree Planted and the U.S. Forest Service, Populus has already planted over 70,000 trees (over 172 acres) in Gunnison County, contributing to the restoration of natural ecosystems and the sequestration of carbon emissions. While initial 70,000 trees offset the core and shell footprint of Populus, more trees will be plated throughout the hotel’s lifetime to further offset the interiors and operations, including energy use, team member and guest transportation, food sourcing and transport, and more. This initiative underscores Populus’s role as a leader in the fight against climate change, demonstrating how sustainability can be integrated into every aspect of hotel operations.

From its construction materials to its operational practices, Populus prioritizes environmental sustainability at every turn. The use of ECOPactTM low-carbon concrete mix by Holcim, reduces the hotel’s carbon footprint by over 30%, while the absence of on-site parking encourages guests to embrace alternative transportation options. Additionally, Populus will source its food through regenerative agriculture, supporting local farmers and promoting sustainable food systems.


As Denver prepares to welcome this transformative project, it heralds a future where luxury and sustainability go hand in hand, proving that green hospitality is not just a trend but a fundamental pillar of the hospitality industry’s future.
