Concept Plan Filed to Renovate 1955 N. Sherman Into 31-Unit Apartment Building

DENVER, CO — A concept plan has been submitted for the renovation of an existing apartment building at 1955 N. Sherman Street in Denver's North Capitol Hill neighborhood, bringing an additional residential unit and additional on-site parking to the property.

According to city records, the proposal calls for renovating the existing five-story apartment building, increasing the unit count from 30 to 31 apartments, and removing the existing swimming pool on the west side of the property to create additional parking.

The property is approximately 12,503 square feet and is zoned C-MX-16. Plans indicate the existing building would remain in place while undergoing exterior and interior improvements rather than being demolished and redeveloped. The project would contain approximately 28,000 square feet of gross floor area and remain five stories in height.

Conceptual plans prepared by Neo Studio show a significant modernization of the building's exterior. Proposed improvements include updated façade materials, new balconies, and a redesigned primary entrance. Renderings depict a contemporary mix of brick, fiber cement panels, and dark accent materials intended to refresh the appearance of the existing structure.

The proposal also includes 20 on-site parking spaces, replacing the existing swimming pool area on the west side of the property. No new buildings are proposed as part of the concept plan, and the existing apartment structure would remain.

The project is currently under review through Denver's concept plan process and has not yet received formal approvals. Concept plans are preliminary and may continue to evolve as the development team works through city feedback and entitlement requirements.
