Blazing Bird Files for Tenant Finish at 2341 E Colfax, Converting Retail Space Into Restaurant
DENVER, CO – A new restaurant concept is moving through permit review on East Colfax. A commercial construction application has been filed for 2341 E Colfax Avenue that would convert an existing 2,634 square foot retail space into an eating and drinking establishment operating as The Blazing Bird. The project is currently listed as “Review in Progress”.
The scope of work is classified as a Level 2 alteration under the International Existing Building Code and includes a full tenant finish tied to a change of use from general retail to Assembly A-2 occupancy. The work involves selective demolition, new interior partitions, installation of commercial kitchen equipment, updated flooring, and repairs to existing ceiling and wall finishes.
No exterior building modifications are proposed. The building will remain a one story structure at approximately 26 feet in height, and no additional square footage is being added.
One notable infrastructure upgrade includes the addition of a new underground grease interceptor located on private property outside of the building. The project does not include new parking lot construction, but restriping will provide 10 total parking spaces, including one accessible space and two bicycle parking spots.
Floor plans show a defined kitchen and scullery area positioned toward the rear of the building, including a walk in cooler, fryers, griddle, prep stations, warming equipment, and multiple commercial fixtures. The front portion of the space is designed for dining, with seating arranged across the primary floor area.
Plans indicate an occupant load of 78 within the assembly dining area, with additional occupants calculated for kitchen and support spaces. The building will remain unsprinklered, which is permitted under the submitted occupancy thresholds.
The project remains under city review. If approved, the permit would allow interior construction to begin, converting another retail storefront along East Colfax into a food and beverage use.
While not a ground up development, tenant finish projects like this continue to reshape how Colfax storefronts function at the street level. We will continue tracking the review status and any construction timeline updates.
