In-N-Out Burger Plans New Location at Colorado Boulevard and Florida Avenue
DENVER, CO — In-N-Out Burger is planning another Denver location, with newly filed concept plans showing the popular burger chain taking over a prominent corner along South Colorado Boulevard.

The proposed restaurant would be located at 1470 S. Colorado Blvd., at the northeast corner of South Colorado Boulevard and East Florida Avenue. The roughly 1.54-acre property is currently occupied by the former Black-eyed Pea and Arby’s restaurants, both of which would be demolished to make way for the project.
Preliminary plans dated August 28 show a new 3,886-square-foot In-N-Out Burger positioned near the center of the property. The restaurant would include 74 indoor seats along with 58 outdoor seats spread across patio areas surrounding the building.
As with most In-N-Out locations, a significant portion of the site would be dedicated to the drive-thru. Plans show the drive-thru wrapping around the restaurant with enough stacking space for at least 25 vehicles. A menu board and speaker would be positioned along the southern portion of the drive-thru before vehicles continue around the building toward the pickup area.
The redevelopment would also include 54 parking spaces and new landscaping throughout the property. Plans show changes to portions of the existing parking configuration and curbs, including modifications intended to create a new cross-access drive aisle connecting the site with the neighboring property.
The proposal would replace two older restaurant buildings along one of Denver's busiest commercial corridors while continuing In-N-Out's expansion across the Denver metro area. The company has steadily added locations throughout Colorado since entering the state in 2020.
The Colorado Boulevard proposal remains early in the development process. The August plans are labeled as a preliminary site plan, and additional review and permitting would be required before construction could begin.
