5-Story Mixed-Use Building Proposed for the Corner of 3rd & Clayton
DENVER, CO — A new mixed-use development has been proposed for the northeast corner of East 3rd Avenue and Clayton Street in Denver's Cherry Creek neighborhood, bringing new office, retail, and restaurant space to one of the district's prominent intersections.

Concept plans and an Urban Design application have been submitted to the City and County of Denver for the redevelopment of 2702 E. 3rd Avenue, a property owned by Lario Investments LLC. The proposal calls for a five-story building totaling approximately 55,000 square feet above 125 below-grade parking spaces, with active ground-floor storefronts designed to engage both East 3rd Avenue and Clayton Street.
According to the submitted plans, the ground floor would feature retail space and a future restaurant or eating and drinking establishment positioned along the street corner, while the upper four floors would primarily accommodate office space. A dedicated office lobby would front Clayton Street, and parking access, loading, and service functions would be located off the alley to minimize conflicts with pedestrians.
The building has been designed to step back as it rises, creating multiple outdoor terraces while responding to Cherry Creek North's zoning requirements and view plane restrictions. Large expanses of glass, rounded building corners, and a mix of masonry and metal materials are intended to create a contemporary architectural character that complements the surrounding commercial district.

The proposal also includes several public realm improvements. Plans call for expanded sidewalks, landscaped planting areas, new street trees, bicycle parking, seating, decorative paving, and upgrades to portions of the surrounding streetscape consistent with Cherry Creek North design standards. The project would also dedicate additional right-of-way along the alley as part of the redevelopment.
The approximately 16,300-square-foot site is zoned C-CCN-5, which allows a mix of office, retail, restaurant, hospitality, and residential uses while requiring buildings to meet Cherry Creek North's urban design guidelines. The proposed building is designed to comply with those standards through upper-floor setbacks, active street frontages, and landscaped public spaces.
The proposal is currently in the concept review and urban design review process with the City and County of Denver. Additional reviews and approvals will be required before construction can begin.
