Commercial Development Planned Near Tower Road and 57th Avenue in Northeast Denver

DENVER, CO — A new commercial development has been proposed for a vacant site near the intersection of East 57th Avenue and Tower Road in northeast Denver, bringing new retail space and a dental office to the 2.94-acre site.

Known as Tower Commons, the project would include two new commercial buildings totaling roughly 22,137 square feet. According to plans submitted to the City and County of Denver, the development would consist of a 17,673-square-foot multi-tenant retail building capable of accommodating up to seven tenant spaces, along with a separate 4,464-square-foot dental office building.

The site is located near the southwest corner of East 57th Avenue and Tower Road within the Gateway area. Plans call for 159 parking spaces, 16 bicycle parking spaces, enhanced pedestrian connections throughout the property, and landscaped streetscape improvements along Tower Road. The proposal also includes stormwater detention infrastructure and new landscaping intended to improve the appearance of the corridor.

Site plans show the retail building divided into multiple tenant suites ranging in size from approximately 1,400 square feet to nearly 5,000 square feet, creating opportunities for a mix of future businesses. The dental office would occupy a separate building closer to the northern portion of the site.

The project is currently working its way through Denver's review process and has been submitted as a concept development plan. No tenants have been announced at this time.
