New Southmoor Park Development Could Bring 75 Rowhomes Near E. Jefferson Avenue
DENVER, CO – A new concept plan submitted to the City and County of Denver could bring a large new residential development just north of Thomas Jefferson High School in Denver’s Southmoor Park neighborhood.
Documents recently filed with the city outline plans to redevelop the approximately 4.4-acre property located near S. Ivanhoe Street and E. Jefferson Avenue through a proposed Zone Lot Amendment and rezoning request currently moving through the city review process. The site is currently zoned S-SU-F and is owned by Congregation Hebrew Educational Alliance.
According to the submitted concept site plan, the northern portion of the property totaling approximately 2.4 acres would be rezoned from S-SU-F to S-RH-2.5 and developed with 75 parceled rowhome lots utilizing duplex and row house building forms. Preliminary plans show the proposed multi-dwelling section organized around internal drive aisles with attached garages and additional off-street parking throughout the site.
Project documents indicate the proposed rowhome development would allow buildings up to 2.5 stories and 35 feet in height along E. Jefferson Avenue, which has been designated as the project’s primary street frontage. Plans also state each rowhome unit would be required to include a street-facing entrance.
The southern portion of the property totaling approximately 2.0 acres would retain its existing S-SU-F zoning and be subdivided into 7 single-family residential parcels utilizing a suburban house building form. Concept plans show the southern section remaining more traditional in character with detached homes, garage parking, and internal access drives.
Submitted materials note the filing is intended strictly as a concept-level planning document and should not be interpreted as finalized building footprints, architecture, or unit layouts. Instead, the concept plan is intended to establish the overall zoning relationships, lot organization, parking layout, setbacks, and access framework while the associated rezoning application continues through Denver’s review process.
The concept plan was submitted by MmD Architecture, with Wall Kane Consulting coordinating the rezoning process on behalf of the property owner. City records currently list the application in the intake and review phase.
