Proposed Mixed-Use Residential Project Planned at 31 West Evans Avenue in Denver
DENVER, CO – A new mixed-use residential development has been proposed for 31 West Evans Avenue in Denver’s Overland neighborhood, adding another infill housing project to the growing South Broadway and Evans corridor. Plans recently submitted to the City and County of Denver outline a four-story residential building planned on a roughly 8,700-square-foot site located at the corner of West Evans Avenue and South Acoma Street near Interstate 25.
According to submitted site development documents, the project would replace the existing property with a new multi-unit residential building featuring ground-level parking integrated into the structure. Plans also reference interior amenity and flex spaces intended for future resident uses such as fitness, gathering, or lounge areas.
The proposal includes structured parking accessed from the alley, bicycle parking, rooftop amenity space, upgraded landscaping, and pedestrian improvements along both Evans Avenue and South Acoma Street. Landscape plans additionally show new trees, ornamental grasses, shrubs, and enhanced streetscape elements surrounding the site.
Project filings indicate the development is being reviewed under Denver’s mixed-use zoning standards and is located within the Evans Station area planning boundary, an area that has seen increasing residential and mixed-use redevelopment activity over the past several years. City review comments note the project’s location along an important pedestrian and transit corridor near South Broadway and Interstate 25.
The site also falls within a regulated floodplain area associated with Harvard Gulch, resulting in additional floodplain review requirements during the entitlement process. City floodplain reviewers noted that portions of the building design and finished floor elevations may still require revisions as the project advances through review.
Current plans show the project continuing through Denver’s Site Development Plan review process. Final unit counts, construction timelines, and additional architectural details may continue evolving throughout future review cycles.
