Proposed Barnum Row Home Project Would Add 10 Units Along W 5th Avenue
DENVER, CO – A new residential infill project moving through Denver’s concept review process could bring 10 row homes to the Barnum neighborhood near W 5th Avenue and Knox Court. Plans recently submitted to the City and County of Denver outline the proposed “Barnum Park Row Homes” development at 3419 W 5th Avenue. The project would replace an existing structure on the property with a three-story attached row home development consisting of 10 residential units.

The proposal is being reviewed under Denver’s E-RH-2.5 zoning district and is designed in a side-by-side row house configuration with integrated garage parking for each unit. Project plans show all units oriented toward W 5th Avenue with pedestrian-facing entrances positioned along the street frontage.
Architectural elevations included within the concept package show a repeating pitched-roof design across the development, creating a more vertically articulated streetscape compared to many traditional flat-roof infill projects.
According to the applicant narrative submitted to the city, the project is intended to support both “missing-middle” and affordable housing goals outlined within the West Area Plan, Blueprint Denver, and the Denver Comprehensive Plan. Filing documents additionally note that an affordable housing covenant tied to Denver’s Department of Housing Stability (HOST) already exists on the site.
As part of the review process, the development team is also requesting a variance related to the project’s front setback along W 5th Avenue. Under current zoning standards, the site would typically require a larger setback due to the configuration of nearby lots and a private access drive adjacent to the property. However, the applicant argues that maintaining the site’s existing approximately 5-foot setback would better reflect the historic development pattern found along this stretch of W 5th Avenue.
Project filings state that nearby homes along the corridor generally sit between 3 and 10 feet from the sidewalk, with relatively few properties using a deeper 20-foot setback. The applicant argues that pushing the project significantly farther back from the street would reduce pedestrian engagement and create a development pattern inconsistent with much of the surrounding area.
The project is currently under concept review with the City and County of Denver. Final site development plans and additional revisions are expected to continue moving through the city review process in the coming months.
