East Boulder's New Community Hub Opens After Transforming a Dated Office Building

BOULDER, CO What was once an aging office and medical building in Boulder's Flatiron Park has been reimagined into one of the city's newest gathering places.

East & Co’s New Redesigned Entrance | Developing Denver

East & Co. is now open at 2100 Central Avenue, bringing together an all-day café, restaurant, cocktail bar, retail market, event venue, and flexible community space under one roof. The project is a collaboration between BioMed Realty, Working Title Food Group, and EVG Hospitality, with the goal of creating a true neighborhood hub for East Boulder and the thousands of people who work in Flatiron Park each day.

While the food and beverage program is the main attraction, one of the most impressive aspects of the project is the physical transformation of the property itself.

Rather than constructing a new building, the team completely reinvented an existing commercial structure. The once dated façade has been replaced with a modern storefront featuring expansive glass, warm materials, and a new signature entrance. Even more dramatic is what happened to the front parking lot. Instead of cars occupying the most visible portion of the site, visitors are now welcomed by landscaped lawns, outdoor seating areas, and a spacious patio designed to encourage people to linger before or after grabbing a meal.

It's the type of adaptive reuse project that demonstrates how thoughtful design can completely change the experience of an existing property without starting from scratch.

Inside, the nearly all-day destination has been intentionally organized around the different ways people use a space throughout the day. Guests will find a coffee bar and lounge anchored by a large fireplace for morning meetings or remote work, restaurant seating for lunch and dinner, a retail market stocked with local products, private meeting space, a game room, outdoor gathering areas, and flexible event spaces capable of hosting everything from business meetings to community celebrations.

The culinary program begins each morning with OZO Coffee, pastries from Black Box Bakery, smoothies, juices, breakfast sandwiches, bagels from Moe's Bagels, breakfast burritos, and açaí bowls before transitioning into lunch and dinner service. The menu emphasizes locally sourced ingredients through an ongoing partnership with the Boulder County Farmers Market, featuring seasonal sandwiches, burgers, steak sandwiches, fried chicken sandwiches, small plates, and rotating take-home prepared meals.

Complementing the kitchen is a full cocktail program created by Beverage Director Volkan Olmez, formerly of Denver's Halcyon Hotel, alongside wine, beer, and spirit-free options designed to serve everything from casual afternoon meetings to evening gatherings.

According to Working Title Food Group founder Josh Dinar, the vision was to create the central gathering place East Boulder has been missing. BioMed Realty says the project responds directly to feedback from tenants who wanted a destination where people could meet, recharge, and connect while also supporting local Colorado businesses.
