New Renderings Released for 80-Unit Supportive Housing at 1139 Delaware
DENVER, CO – New concept plans and renderings have been released for a proposed permanent supportive housing development at 1139 Delaware Street, offering a clearer look at a six-story residential project currently under review by the City of Denver.
The project is being advanced by the Housing Authority of the City and County of Denver and would deliver 80 permanent supportive housing units alongside on-site supportive services and resident amenities in the Golden Triangle neighborhood.

Project Overview
According to the concept plan materials, the proposal calls for the demolition of two existing structures and construction of a six-story building totaling approximately 96,345 square feet. All 80 residential units are designated as permanent supportive housing, meaning housing is paired with services intended to support residents facing long-term housing instability.
The ground floor would include supportive services offices, leasing and management space, and resident amenity areas. Structured parking is integrated into the building, providing 33 vehicle spaces, along with bicycle parking and Transportation Demand Management strategies.
Design and Site Context
The newly released renderings show a building designed to respond to its surrounding context along Delaware Street. The massing steps down toward adjacent properties, with articulated façades, recessed entries, and canopies intended to reduce perceived scale at street level and improve the pedestrian experience.
Shared amenities are distributed throughout the building and include fitness and recreation areas, community rooms, laundry facilities on residential levels, indoor and outdoor play areas, a courtyard, and a community garden. Upper floors include a mix of studio through three-bedroom units.
Review Status and Next Steps
The project is currently in concept plan review, an early stage in Denver’s development process focused on evaluating overall massing, site layout, and program before advancing to more detailed design and engineering review. A notice related to the city’s Affordable Housing Review Team is included in the application, reflecting the project’s supportive housing designation.
Before construction can begin, the proposal will still require additional approvals, including demolition authorization, urban design review, and subsequent site development and building permits. No construction timeline has been announced at this stage. As the project moves forward, design refinements and additional materials are expected to be submitted as part of the city’s review process.
