299 Milwaukee Moves Forward With Construction in Cherry Creek

DENVER, CO – Construction is now underway at 299 Milwaukee Street in Cherry Creek, where a new mixed-use development is taking shape on one of the neighborhood’s most prominent corners. The project, led by Denver-based BMC Investments, will bring 177 residential units and over 25,000 square feet of retail and restaurant space to the area.

Project Overview

The building is designed to rise up to nine stories, varying in height between six, eight, and nine stories along its different frontages. Residential units will range from studios to three-bedroom layouts, including junior one-bedrooms and den configurations.

Ground-floor plans include 25,316 square feet of retail and dining, activating both Milwaukee Street and 3rd Avenue with storefronts, patios, and transparent facades. Above, residents will have access to two landscaped courtyards and private amenity spaces.

The development also provides 227 parking spaces, supplemented by 14 bike share stalls and 117 dedicated bicycle parking spots, reflecting the city’s push for multi-modal access in dense urban districts like Cherry Creek.

Design and Urban Standards

The project has been shaped by the Cherry Creek North Design Standards, which emphasize active street-level uses, transparency, and integration with the pedestrian environment. Landscaped courtyards and setbacks are incorporated to soften the building’s massing and create usable outdoor spaces for residents and visitors.

According to submitted plans, the total gross floor area is nearly 221,000 square feet for residential and commercial uses, expanding to nearly 230,000 square feet when parking is included.

Construction Timeline

With construction now underway, 299 Milwaukee is set to become a defining addition to Cherry Creek’s urban core, enhancing the neighborhood’s growing mix of high-density residential, dining, and retail. The project builds on BMC Investments’ expanding Cherry Creek portfolio, which has played a major role in shaping the district into one of Denver’s premier live-work-play destinations.

The site development plans were approved in April 2025, followed by a zoning modification submission that remains under city review.
