New Six-Unit Townhouse Development Proposed Off W 38th Ave Access Road & Inca Street

DENVER, CO — A new residential development is being proposed near 38th Avenue and Inca Street in Denver, with plans calling for six new townhouse units on a property at 3759 Inca Street.

A concept plan recently submitted to the City and County of Denver proposes a single six-unit townhouse building totaling approximately 7,344 square feet of finished space. The building would rise three stories and approximately 38 feet. The property sits along Inca Street immediately south of the West 38th Avenue access road.

Plans show the six residences arranged within one building along the northern portion of the site. Four narrower units would occupy the western portion of the building, while two larger units would be positioned toward Inca Street. Covered porches and individual entrances would face the West 38th Avenue access road.

The proposal does not include vehicle parking. Two bicycle parking spaces are planned, according to the concept narrative. The project is being proposed under Denver’s Town House building form.

The latest application is currently listed by the city as Review in Progress, meaning the proposal remains at an early stage of Denver’s development review process. The filing represents the latest effort to move development forward at the property following two previous concept plan submissions.

Correspondence included with the new application shows that the property owner previously pursued another development that reached the Formal Site Development Plan process before the project was pulled after a development partnership ended. In August 2026, the owner gave permission for a new concept plan to be submitted and confirmed that work on a right-of-way dedication had previously begun.

That right-of-way work includes a small conveyance along Inca Street. A February 2025 land survey identifies an approximately 69-square-foot portion of the property associated with the conveyance.

The current six-unit proposal will need to continue through Denver’s development review and permitting processes before construction can begin. No construction timeline is identified in the materials submitted with the concept plan.
