Tierra Encantada Plans New Childcare Center in Denver’s Five Points Neighborhood
COMMERCE CITY, CO — A vacant commercial building at 700 E. 24th Avenue could soon find new life as a childcare center, with plans calling for approximately 9,500 square feet of renovated space and a new outdoor playground.

A new Tierra Encantada childcare facility is being proposed in Denver’s Five Points neighborhood, bringing a potential new use to an existing commercial property at the corner of East 24th Avenue and Clarkson Street.
Tierra Encantada is an early childhood education provider specializing in Spanish-immersion childcare. The company emphasizes bilingual learning, an early childhood curriculum, and organic meals as part of its educational approach.
According to concept plans submitted to the City and County of Denver, the project would convert approximately 9,500 square feet of vacant interior space into a childcare facility. The proposed development would reuse the existing building rather than construct a new structure, with the exterior largely remaining unchanged.
The property, located at 700 E. 24th Avenue, contains a single-story commercial building originally constructed in 1958. The approximately 10,474-square-foot building occupies a 0.3-acre site and is zoned U-MX-3, allowing for a mix of urban uses.

GEM Studio is leading the architectural design, with Raptor Civil Engineering contributing civil engineering services. The civil plans address site improvements, stormwater management, and sanitary sewer infrastructure associated with the proposed conversion.
The project is currently undergoing the City and County of Denver's concept review process and is listed as "Intake In Progress" in the provided permitting records. The first iteration of the concept plans were uploaded October 20, 2026, which outlined the proposed improvements. A construction timeline and anticipated opening date have not yet been announced.
If approved, the development would introduce a new childcare facility into an existing commercial space, contributing to the continued evolution of Denver's Five Points neighborhood.
