Plans Submitted for 92-Unit LGBTQ+ Affirming Affordable Senior Housing in Denver

DENVER, CO — Concept plans have been submitted to the City of Denver for a new affordable senior housing community at 3897 Steele Street that would bring 92 income-restricted apartments to the Clayton neighborhood. The proposed five-story development is designed as an LGBTQ+ affirming senior housing community and is currently under review through Denver's concept plan process.

According to the concept plans, the project would redevelop a 2-acre site with approximately 87,220 square feet of new construction, including 84,080 square feet of residential space and 3,140 square feet of office space for a future tenant. Plans call for a mix of studio, one-bedroom, and two-bedroom apartments, with all 92 units designated as income-restricted affordable housing and no market-rate residences.

In addition to the residential units, the building would feature a variety of shared amenities for residents, including a community room, fitness center, activity room, reception area, package room, bicycle storage, maintenance facilities, and landscaped outdoor gathering areas. The proposal also includes 50 vehicle parking spaces, storage for 48 bicycles, pedestrian access to Steele Street, and a new internal private access drive serving the site.

According to documents submitted with the application, the development is pursuing Denver's Affordable Housing Review Team process and has expressed interest in utilizing Colorado's Proposition 123 Fast Track program, which is intended to help qualifying affordable housing projects move more efficiently through the city's entitlement process. The project would be one of the few purpose-built affordable senior housing communities in Denver specifically designed to provide an LGBTQ+ affirming environment.

The concept plan is currently under review by the City of Denver.
