7,772-Square-Foot Community Center Proposed for Denver's Westwood Neighborhood

DENVER, CO — A new community center focused on expanding neighborhood health, education, and family support services has been proposed for Denver's Westwood neighborhood. According to city documents, concept plans have been submitted to construct a new single-story community center at 3851 W. Custer Place. The project would replace an existing structure on the 0.46-acre property and create a new campus designed to support community-led programming centered on maternal mental health, family wellness, and neighborhood resilience.

The proposed building would include approximately 7,772 square feet of floor area and reach a maximum height of 17 feet. Site plans also show nine on-site parking spaces, landscaped outdoor gathering areas, and a central courtyard intended to provide space for community activities and events. The property is zoned E-MX-3, which allows for community facility uses.

Project documents describe the facility as an expansion of Lifespan Local's existing services, bringing additional health, education, and family support resources to Westwood. The proposal emphasizes creating a neighborhood anchor that strengthens access to community programming while replacing the site's existing buildings with a purpose-built facility.

Civil engineering documents prepared for the project also evaluate drainage improvements and finished floor elevations to account for localized stormwater conditions along West Custer Place and nearby Morrison Road. The property is not located within a FEMA Special Flood Hazard Area, although the site design incorporates flood protection measures required by the City and County of Denver.

The proposal is currently under review through Denver's concept plan process.
