110-Unit Affordable Housing Project Proposed Next to Vanderbilt Park

DENVER, CO — A new affordable housing development has been proposed at 501 W Tennessee Avenue, bringing 110 income-restricted apartments to a site directly adjacent to Vanderbilt Park and the South Platte River corridor.

According to concept plans submitted to the City of Denver, the project would consist of a four-story multifamily building containing 110 income-restricted apartments. The development would include approximately 5,000 square feet of residential amenity space and is planned as 100% affordable housing utilizing Low-Income Housing Tax Credits.

The proposed building would occupy a prominent site along West Tennessee Avenue between Vanderbilt Park and South Platte River Drive. Plans show the development wrapping around a central parking court and residential outdoor amenity area while taking advantage of its location next to one of the area's largest public parks. Project documents include landscaped connections to Vanderbilt Park and nearby trail facilities, providing future residents with direct access to recreational amenities and open space.

The development would include 58 parking spaces, including nine electric vehicle charging spaces, along with indoor and outdoor bicycle parking facilities. Ground-floor amenities would feature resident gathering spaces, property management offices, mail facilities, bicycle storage, and other resident-support services. The site plan also incorporates a significant amount of landscaping surrounding the building and courtyard areas, helping create a transition between the residential development, Vanderbilt Park, and the South Platte River corridor.

The proposal is currently under review through Denver's concept plan process. Additional design work, financing approvals, and city reviews would be required before construction could begin.
