Proposed 6-Unit Townhome Development Planned Near University of Denver
DENVER, CO – A new residential infill project is moving through Denver’s formal review process near the University of Denver, where plans have been submitted for a six-unit townhome development at 2000 South Columbine Street.

The proposal, known as Columbine Town Homes, is currently under review through a Formal Site Development Plan application filed with the City and County of Denver. The project would redevelop a roughly 8,369-square-foot corner property at South Columbine Street and East Asbury Avenue with a new three-story attached townhome building.
Plans identify the development under the G-MU-3 zoning district utilizing Denver’s Town House building form. The project is proposed to total approximately 9,328 gross square feet and would include six residential units organized along both street frontages.
According to submitted site plans, each unit would feature tuck-under two-car garages accessed from the rear alley through a 20-foot-wide drive aisle. Overall, the project proposes 11 vehicle parking spaces in addition to eight bicycle parking spaces distributed throughout the development.
Floor plans show a multi-level configuration with garages and entry areas at the ground level, living spaces positioned on the second floor, and bedrooms occupying the upper levels. Several units also include rooftop access areas and roof decks integrated into the building design. Total finished residential floor area is listed at approximately 8,863 square feet, excluding garage space.
Architectural elevations included in the filing depict a contemporary townhome design incorporating brick, vertical siding, and stucco-style exterior materials. The structure would rise to just below the maximum permitted building height of 35 feet.
Landscape plans also outline new sidewalk improvements, tree lawn enhancements, and additional planting areas surrounding the site. Multiple new trees are proposed throughout the frontage areas while an existing tree along the property edge is planned to remain and be protected during construction.
City review comments currently focus on parking maneuvering standards, build-to zone coordination, and landscape buffer adjustments associated with the constrained urban corner lot. A Cycle 2 resubmittal package addressing comments from zoning, forestry, and fire reviewers was submitted by the project team on April 30, 2026.
If approved, the project would add another small-scale ownership housing development to the growing collection of urban infill residential projects emerging across Denver’s established neighborhoods near the University of Denver campus area.
