60-Unit Townhome Project Proposed for Long-Vacant Northeast Denver Parcel

DENVER, CO – A long-vacant parcel in northeast Denver could soon be transformed into a new residential community under a recently submitted proposal for a 60-unit townhome development near N Dillon Street, E Andrews Drive, and E Elk Drive.

The project, formally identified as “Montbello Townhomes,” was submitted through Denver’s Site Development Plan process and spans approximately 3.3 acres across multiple parcels surrounding the intersection of Dillon Street and Andrews Drive. The proposal is currently planned within the S-RH-2.5 zoning district.

According to project documents, the development would include 60 total dwelling units distributed across eight new residential structures designed in a rowhouse-style configuration. Plans identify a mix of attached townhome layouts throughout the site, including multiple four-bedroom unit types spread across several three-story buildings. The project is expected to include approximately 98,796 square feet of gross floor area.

The proposal is split into two primary zone lots, with one portion containing 20 units and the second containing 40 units. Site plans also show 76 parking spaces integrated throughout the development. Proposed building heights would reach a maximum of approximately 34.9 feet, or roughly 2.5 stories.

Architecturally, the buildings feature a mix of brick, stucco, and lap siding materials alongside upper-story step-backs incorporated into portions of the design. The project is designed around internal drives, pedestrian pathways, landscaped setbacks, and shared open space areas intended to break up the larger site layout.

Plans also include several neighborhood-oriented site amenities, including playground areas, picnic seating, bike parking, pet stations, and landscaped open space distributed throughout the development. Landscape plans further show extensive new tree plantings, native grasses, shrubs, and streetscape improvements across the property.

Project filings additionally indicate the development would include onsite affordable housing under Denver’s baseline mandatory affordable housing requirements. Construction is currently estimated to begin in February 2026 with a projected completion date later that same month according to preliminary application documents, though timelines often shift throughout the entitlement and permitting process.

The proposal is currently under review by the City and County of Denver.
