Apiary Residences Begins Leasing Ahead of Opening in Belleview Station

DENVER, CO – Leasing has begun at Apiary Residences, a new residential component of a 20-story mixed-use tower under construction in Denver’s Belleview Station district. The project is expected to be completed in the first quarter of 2026, with residents scheduled to move in this March and the hotel opening February 10, 2026.

Apiary Residences will include 193 for-rent apartment homes located above the forthcoming Apiary Hotel, along with ground-floor food and beverage uses. The development is part of the larger Belleview Station area, a transit-oriented district at the intersection of I-25 and Belleview Avenue with direct access to RTD light rail service.

The project is being developed by Copford Capital Management, a firm with experience in hospitality development. According to the development team, the residential component is designed to incorporate operational and design elements commonly associated with hotel properties into a long-term rental format.

Residential Program and Unit Mix

Apiary Residences will offer a mix of one-, two-, and three-bedroom apartments, along with a limited number of penthouse homes on the upper floors of the building. Unit sizes range from approximately 905 square feet to more than 4,000 square feet.

Interior finishes across the residences include engineered hardwood flooring, quartz countertops, Thermador appliances, panelized refrigerators, and walk-in closets with built-in storage. Many units will include private balconies with views of downtown Denver or the Rocky Mountains. Penthouse residences add features such as motorized window shades, dry bars with wine refrigeration, dedicated laundry rooms, and expanded outdoor space.

Amenities and Building Features

Resident amenities at Apiary Residences include a rooftop pool and lounge, a fitness center with yoga and spin studios, a dry sauna, coworking areas with private meeting rooms, and a pet wash and outdoor relief area. The building will also include a covered parking garage with EV charging stations, car wash facilities, and valet service.

The mixed-use tower will also house a Marriott-affiliated lifestyle hotel with 175 guest rooms, Keeper’s Cocktail Lounge, and June Gap Market & Café. These uses are intended to serve both residents and the surrounding Belleview Station neighborhood.

The building is designed and constructed by The Beck Group, with interior design by The Gettys Group. An art program curated by Studio Alvo and Soho Art Consulting will be integrated throughout the property. Property management for Apiary Residences will be handled by Greystar.

Context Within Belleview Station

Belleview Station has continued to develop as a mixed-use district combining residential, office, retail, and hospitality uses in southeast Denver. Apiary Residences adds to the area’s growing inventory of multifamily housing and reflects broader trends in the rental market toward higher-service residential environments, particularly in transit-accessible locations.
