New 368-Unit Multifamily Project Planned Along South Havana Street in Centennial
CENTENNIAL, COLORADO – A new multifamily development is being planned in Centennial that would bring 368 residential units to a site near South Havana Street and East Easter Avenue at 6901 S Havana Street, just southeast of the Denver Tech Center.
Referred to as South Havana Multifamily, the project is being advanced through a joint venture between Buchanan Capital Partners and The Garrett Companies and would include a mix of building types across the site, including a four-story, 154-unit apartment building, a larger two-story building, and multiple two-story, 12-unit residential buildings. In total, plans show 14 structures arranged throughout the property.
The site layout is organized around a network of internal private drives, pedestrian walkways, and landscaped open space designed to connect the different residential clusters while maintaining a cohesive site plan. Detached garages are distributed throughout the development, along with additional surface parking areas.
Plans also outline a range of resident amenities integrated across the site, including a pool and hot tub area, outdoor fitness spaces, a dog park, bocce court, game lawn, outdoor kitchen areas, and fire tables. Additional features include bike parking and shared green space intended to support both active and passive use.
The property is bordered by South Havana Street, East Easter Avenue, and South Fulton Street, placing it within close proximity to the Denver Tech Center and surrounding employment centers. The location also provides access to retail, nearby parks, and the Cherry Creek School District.
The development is being led by Buchanan Capital Partners and The Garrett Companies, with Ware Malcomb listed on submitted site plan documents as the project architect. South Metro Fire Rescue has reviewed and approved the project’s fire lane access plans, marking one step forward in the review process.
The project remains in the planning and review stage, and final design details and timelines may continue to evolve as it moves through approvals.
