Century Communities Proposes New Mixed-Use Redevelopment at Former Regal Cinema Site

DENVER, CO – A new redevelopment project is being proposed in South Denver, where the long-vacant Regal Cinema site at 3635 South Monaco Parkway could soon be transformed into a vibrant mixed-use community.

Project Overview

The 6.98-acre site is planned to be redeveloped into two connected buildings, introducing a mix of residential, retail, and amenity spaces.

  • Building B on the east side would rise four stories, adding 181 apartment units. Plans call for a mix of studios, one-, two-, and three-bedroom layouts, alongside 12,000 square feet of indoor amenity space. A central pool courtyard would anchor the building, creating a private outdoor gathering area for residents.

  • Building A on the west side would bring another 145 units, 5,400 square feet of ground-floor retail space, leasing offices, and a resident lounge. A skybridge is designed to link the two buildings, improving internal connectivity across the site.

Together, the project would add 326 new apartment homes, supported by shared amenities and ground-floor retail designed to enhance walkability and activation along Monaco Parkway.

Parking, Access, and Site Connectivity

Plans include 545 structured parking spaces; 470 reserved for residents and 75 for retail visitors. Internal roadways will be upgraded and reconfigured, while pedestrian improvements are set to improve access throughout the property and strengthen connections to surrounding neighborhoods.

The site also sits less than a mile from the Southmoor Light Rail Station, aligning with Denver’s goals of supporting transit-oriented redevelopment along major corridors.

Status and Next Steps

The proposal remains in the city’s concept review process and will require further design review and approvals before moving forward. If advanced, the project would replace a vacant commercial parcel with new housing, retail, and public realm improvements, bringing new life to a key site in South Denver.
