Cherry Creek West Submits Site Design and Massing Plans for Mixed-Used Building A

DENVER, CO – Cherry Creek West is beginning to move from long term vision to formal vertical review.

The project team has officially submitted Site Design and Massing plans for what is known as Zone Lot A, marking one of the first major buildings within the Cherry Creek West redevelopment to advance through the Cherry Creek North Design Advisory Board.

This filing represents the Urban Design and Massing phase of review. More detailed architectural refinements and material selections would follow during a future Design Review submittal.

What’s Being Proposed?

Zone Lot A calls for an eight story mixed use building located at the corner of East 1st Avenue and Road H within Subarea 3 of Cherry Creek West. The proposed program includes:

  • Ground floor retail, primarily restaurants

  • Seven upper floors of future office space

  • A prominent lobby at the intersection of 1st Avenue and Road H

  • Fully below grade structured parking

By placing all parking underground, the design eliminates exposed garage facades along the public realm, reinforcing the pedestrian oriented goals established in the Cherry Creek West master plan. Retail would wrap the pedestrian edges of the building at street level to activate the surrounding public space, while the upper floors would be dedicated to office tenants.

Massing and Urban Design Strategy

Because Zone Lot A is under 42,000 square feet, the building is required to incorporate mass reductions above 45 feet. The submitted plans show those required reductions, along with additional stepbacks along the south and east edges of the building. Those step-backs face a planned mid block pedestrian connection known as “Confluence,” allowing more daylight into the open space and creating cascading tenant terraces at the upper levels.

Along East 1st Avenue, the building presents a more defined street wall consistent with surrounding Cherry Creek North blocks. Service and loading access would be consolidated into a single curb cut along Road H, with truck maneuvering occurring within the building footprint to minimize pedestrian conflicts. The proposal aligns with Cherry Creek North Urban Design Standards that emphasize activated ground floors, reduced vehicular visibility, and high levels of transparency at street level.

The development is being advanced on behalf of Cherry Creek West Development Company LLC, the entity leading the broader Cherry Creek West redevelopment effort. The Site Design and Massing package was prepared by:

  • GBD Architects

What Happens Next

This submission does not represent final architectural approval. Instead, it establishes the building’s overall site placement, height, massing strategy, pedestrian orientation, and access configuration. If approved at this stage, the project would move into a more detailed Design Review phase where façade materials, architectural detailing, and final refinements would be evaluated.

For a project that has been discussed for years at the infrastructure and master planning level, this filing marks one of the first concrete steps toward vertical construction within Subarea 3. Cherry Creek West is no longer just a concept. The first building is now formally moving through review.
