2100 West Alameda Returns to Review After Prior Approvals Expire

DENVER, CO – A mixed use development at 2100 West Alameda Avenue is back in front of the City of Denver after earlier approvals lapsed due to inactivity.

The three story project, totaling 52,524 square feet, was first introduced in 2016 and moved through Site Development Plan review between 2018 and 2019. Although the team secured approvals and completed a Right of Way dedication in 2019, construction never commenced within the required timeframe. As a result, the previously approved Site Development Plan was formally withdrawn.

The current filing is not a minor update. It is a full resubmission under Denver’s current zoning code and regulatory framework.

Project Overview

The proposal calls for a three story mixed use building on a roughly 0.92 acre site zoned E MX 3A. The ground floor would include approximately 10,000 square feet of multi tenant retail space, with potential eating and drinking establishment uses. No tenants have been announced.

Above the commercial space, the plan includes 26 for rent residential units consisting of four studios, twenty one bedroom units, and two two bedroom units.

Because the project is now subject to Denver’s Mandatory Affordable Housing program, two of the units, representing eight percent of the total, will be income restricted at 60 percent of Area Median Income for a 99 year term.

The building is designed as Type V B construction, with wood frame residential levels over a concrete and steel ground floor core and shell.

Parking and Mobility

The development proposes 76 vehicle parking spaces, exceeding the minimum zoning requirement. All stalls are designed to be EV Ready in accordance with current code. Fifteen enclosed bicycle parking spaces are planned for residential use, along with additional bicycle accommodations for retail customers.

A Transportation Demand Management plan was submitted in late 2025 to address mobility impacts associated with the residential and retail components.

A Project Shaped by Policy Changes

The most significant difference between the earlier version of the project and today’s submission is the regulatory environment.

Since 2016, Denver has adopted Mandatory Affordable Housing requirements, expanded green building standards for larger structures, and increased emphasis on water conservation and transportation demand management.

Because the original approvals expired, the development must now comply with all current ordinances. The new submission includes a Green Building Declaration and incorporates a high reflectance roofing system to meet updated performance standards.

Timeline

As of mid February 2026, the project is addressing its second round of Site Development Plan comments. If approvals continue moving forward, construction is estimated to begin March 1, 2026, with completion targeted for December 1, 2027.
