$700K Remodel Planned for the Former Dimestore Delibar Site
DENVER, CO – Six months after Dimestore Delibar closed in Lower Highland, a major renovation is now moving forward at 1575 Boulder Street.
A $700,000 tenant finish permit has been filed with the City and County of Denver for the two story, 3,167 square foot restaurant space. The project will maintain the building’s use as an eating and drinking establishment, but introduces substantial upgrades to both the interior and exterior.
According to permit documents, the remodel includes new interior finishes, a redesigned bar layout, upgraded restrooms, and alterations to the existing prep kitchen, hot line, and dish pit areas. The scope also calls for new kitchen hoods, make up air units, and exhaust fans.
On the exterior, the south facing storefront system will be demolished and reconstructed with new thermally broken aluminum mullions and insulated glazing. Plans show added brick veneer, updated entrances, decorative lighting, and new folding glass doors that open toward the patio. The rooftop pergola will be replaced, and rooftop mechanical equipment will be swapped like for like. A separate right of way permit is expected for an uncovered front patio.
The valuation submitted to the city breaks down the investment across multiple trades, bringing the total project cost to approximately $720,000 including separate log ins.
The proposed business name listed on the permit is “Acadian.” A submitted menu outlines a Louisiana inspired direction featuring dishes such as BBQ shrimp, andouille sausage, jambalaya, braised short ribs, and Cajun mac and cheese.
Originally constructed in 1917, the two story structure rises 24.3 feet and contains enclosed dining space along with both ground level and rooftop patio areas. Plans indicate a total occupant load of 224 people across both levels.
While no reopening timeline has been announced, construction and demolition are both included in the permit scope, signaling a significant transformation rather than a light refresh.

Electrical design is led by Bryan Kazin of Kazin and Associates.
Mechanical engineering is being completed by Jeff Bellman of Bellman Engineering.
Interior design is credited to Studio Peraza, with Andres Toro leading the design work.
Food service design is being handled by Don Build, Edward Don & Co., with Chris Klein listed on the project.
