Construction Wraps Up on Dahlia Twelve Townhomes Along Dahlia
DENVER, CO — Construction is complete on Dahlia Twelve, a new 12-unit townhome development along Dahlia Street in Denver’s Hale neighborhood.

Located at 800 through 822 North Dahlia Street, the project was developed by Homebound and took approximately a year and a half to complete after construction began in early 2025.
The development includes 12 contemporary townhomes, each offering more than 2,200 square feet of living space with three to four bedrooms and multiple bathrooms. The homes are positioned along Dahlia Street, with detached garages located behind the residences and accessed from the rear alley.
Each townhome is offered with one of several designer finish packages featuring different combinations of cabinetry, tile, lighting, quartz surfaces, fixtures and appliances.

One of the more distinctive elements of Dahlia Twelve is the approximately 700-square-foot garden-level lock-off incorporated into each home. The separate space includes a private exterior entrance, bedroom, full bathroom, living area, laundry connections and its own HVAC system.
The layout gives homeowners additional flexibility for how the garden level is used, including as a guest suite, multigenerational living space, home office, workout area or potential rental space.
The project sits on approximately 0.56 acres and was developed using Denver’s townhouse building form. Civil engineering for the development was completed by Raptor Civil Engineering.
With construction now complete, the homes are listed by MODUS Real Estate and are currently available starting at $825,000. Open houses are scheduled for Saturday from 11 a.m. to 2 p.m. and Sunday from 12 to 3 p.m., with additional information and private tours available through Garrett Beserra with MODUS Real Estate.
