New Urban Design Plans Submitted for 156-Unit Affordable Housing Project with Early Childhood Education Component

DENVER, CO – A new housing project tied to Denver Health is moving through the city’s review process, proposing a 156-unit apartment development that would integrate early childhood education into the site.

According to city records, the project is currently under Urban Design review, with a status of “resubmittal required” following initial feedback from the city. The proposal is tied to a site identified as “5000 Tower” within the Denver Gateway area.

The development is being advanced on behalf of the Denver Health and Hospital Authority, signaling a continued push by institutional players to address housing accessibility for workers and surrounding communities.

Plans describe a residential building with 156 units, paired with an early childhood education component, an increasingly common model as projects look to combine housing with essential services. While full design details have not yet been finalized, the inclusion of childcare suggests a focus on long-term livability rather than standalone housing delivery.

The project has also been flagged for review by the city’s Affordable Housing Review Team or as a potential emergency housing-related project, indicating that affordability requirements or public benefit components will play a role as the proposal moves forward.

As the project works through the Urban Design process, revisions are expected before advancing to the next phase of approvals.

This remains an early-stage proposal, but reflects a broader trend across Denver where healthcare systems, public agencies, and large institutions are taking a more active role in delivering housing tied to workforce and community needs.
