Four Seasons-Branded Condo Project Advances in Cherry Creek North

DENVER, CO – Plans are moving forward for a Four Seasons–branded private residences project in Cherry Creek North, marking a major shift from an earlier apartment proposal and adding another luxury condominium development to one of Denver’s most competitive residential submarkets.

The project is planned for 215–231 North Detroit Street, where a collection of low-rise retail buildings would be replaced by an eight-story, branded condominium building. City filings describe a development with approximately 41 to 42 for-sale residences, ground-floor retail, and two levels of underground parking.

From Apartments to Branded Condos

The site was originally entitled in 2021 for an 80-unit apartment building, but updated submissions show the development team pivoted to a significantly smaller, higher-end residential program. According to documents submitted to Denver’s Design Advisory Board, the revised plan represents roughly a 50% reduction in unit count, reworking the project into branded luxury condominiums.

The current design calls for residences spread across floors two through seven, with shared amenities located on the top level. Plans show a rooftop amenity deck featuring a pool, fitness facilities, spa areas, and resident gathering spaces. Ground-level plans include a residential lobby, paseo, valet and service areas, and approximately 6,200 square feet of retail space along Detroit Street.

Design Modifications and Architecture

A Design Advisory Board presentation submitted in late January outlines a series of refinements to the previously approved design. These include reduced massing along portions of the north elevation and alley frontage, larger window openings to improve daylight access, increased balcony sizes, and an updated façade palette emphasizing natural stone, wood-tone cladding, architectural concrete panels, and aluminum composite materials.

The lobby, residential drop-off, and paseo have also been reconfigured to improve circulation and visibility. The top floor has been fully dedicated to resident amenities, with its façade differentiated from the residential levels below.

The project spans multiple zoning districts within Cherry Creek North, including C-CCN-5, C-CCN-7, and C-CCN-8, and remains subject to view plane and height regulations tied to nearby Cranmer Park.

Part of a Larger Luxury Trend

If approved and built, the Four Seasons Private Residences would become Denver’s second Four Seasons–branded residential property, joining the existing downtown tower at 1111 14th Street. It would also add to a growing cluster of high-end, hospitality-backed condominium projects in Cherry Creek, including the Waldorf Astoria residences currently under construction nearby.

With limited new condo inventory in Cherry Creek North, branded luxury projects have increasingly targeted downsizing homeowners and out-of-state buyers seeking full-service amenities in a walkable retail district.

Development Team and Ownership

The project is being led by Stillwater Capital, based in Dallas, in partnership with Wexford Real Estate Investors of West Palm Beach. Local partners include Brue Baukol Capital Partners and Zabel Investment Company. Ownership records show the property is held by SW Cherry Creek Owner LLC.

An affiliate of Stillwater assembled the roughly 0.72-acre site in 2022 for about $29 million, before ownership later transferred to an entity associated with Wexford. The development team has not publicly commented on the project.

What Comes Next

The proposal is now working its way back through Denver’s design review process. Recent filings include a new urban design submission dated January 2026, signaling continued progress but no announced construction timeline yet.

Additional design review approvals and building permits will be required before demolition or construction can begin. A Four Seasons Private Residences sales center is also proposed across the street at 280 Detroit Street, according to permit filings.
