Mixed-Use Redevelopment Proposed at 10th and Kno

DENVER, CO – A new concept plan has been submitted for 992 Knox Court, proposing a small mixed-use redevelopment on the southeast corner of West 10th Avenue and Knox Court in West Denver. The application outlines a four-building project that would introduce 15 residential units and a neighborhood-serving retail space under 1000 square feet.

The 0.287-acre site is currently occupied by two structures, both slated for removal under the proposal. The application also request a rezone from E-SU-D to E-MS-3 to allow a three-story mixed-use shopfront form and a more urban development pattern.

According to the filing, the project would include a single mixed-use building along 10th Avenue with a small retail or eatery space fronting the street. Three additional residential structures are planned behind it, creating a courtyard-style layout. The concept plan illustrates a range of unit types, including one-bedroom and three-bedroom homes arranged around shared open space. Six on-site parking spaces are also proposed.

The development totals 14,254 square feet of gross floor area and a maximum height of 45 feet. The project is also noted as phased, though no sequence details are included in the initial submittal.

As with all concept plans, the proposal represents an early step in the review process and may evolve as the applicant responds to city feedback. If advanced, the project would bring modest new housing options and a small-scale commercial space to a block that sits between the Knox light rail station and the Villa Park and West Colfax neighborhoods.
