4-Acre Mixed-Use Project with Grocery, Retail, and Hotel Proposed at E 64th & Yampa

DENVER, CO – A mixed-use development is being proposed near 64th Avenue and Yampa Street in Denver’s growing Peña Station area, bringing a combination of retail, dining, and hotel space to a currently vacant site.

The project, referred to as Tower Plaza & Tower Suites, is planned on a roughly 4-acre parcel just south of East 64th Avenue. Plans outline a multi-building development centered around commercial activity, with a mix of grocery, restaurant, and retail uses across the site.

At the core of the proposal is a grocery store totaling approximately 37,000 square feet, anchored within a larger 53,000 square foot retail building that also includes smaller storefronts and multiple restaurant spaces. Additional dining uses are distributed throughout the site, contributing to a high-activity, service-oriented layout.

On the northeastern portion of the property, a separate mixed-use building is proposed, anticipated to include hotel uses along with additional commercial space. In total, this component is expected to deliver approximately 40,000 square feet of mixed-use hotel and retail space, complementing the broader commercial program.

The southern portion of the site is planned for a four-story Candlewood Suites hotel, with 122 units and 123 parking spaces.

The overall site is designed in a storefront-style configuration, with buildings oriented around internal drive aisles, parking areas, and pedestrian connections.

According to traffic studies submitted with the proposal, the development is expected to generate approximately 7,270 daily trips once operational. Despite this increase, most surrounding intersections are projected to continue operating at acceptable levels, though a future traffic signal at 64th Avenue and Yampa Street may be warranted as area growth continues.

The project site sits within the broader Peña Station development area, where ongoing growth includes nearby residential, hospitality, and commercial projects, as well as proximity to the United Airlines Training Center and RTD’s A Line corridor.

At this stage, the site remains in the planning and review phase with the City of Denver. As the proposal moves through the entitlement process, details related to design, phasing, and timing may continue to evolve.
