17-Unit Townhome Project Proposed Along West 13th Avenue in Denver

DENVER, CO – A new residential development has been proposed at 4862 West 13th Avenue, where plans call for a 17-unit townhome project across a roughly half-acre site in Denver.

The proposal outlines three separate buildings, each rising three stories and reaching heights of approximately 34 to 35 feet. The townhome-style layout distributes units across the buildings in groups of five to six, creating a lower-scale residential format compared to traditional multifamily projects. Each unit is designed with an attached one-car garage and no basement, resulting in vertically stacked living spaces across three levels. Two of the 17 units are planned to include elevators and accessible features, meeting Type A dwelling unit standards.

The site plan is centered around a private internal drive aisle, which provides access to garages and organizes circulation throughout the development. In total, 18 parking spaces are proposed, slightly exceeding the minimum requirement for the project. Located within a split zoning district that includes both G-MU-3 and G-MU-5, the development is designed to meet required build-to standards along both West 13th Avenue and North Xavier Street. This approach helps maintain a consistent street presence while accommodating the internal layout of the project.

As part of Denver’s Mandatory Affordable Housing requirements, the project will comply through a fee-in-lieu contribution rather than providing on-site affordable units. The property spans approximately 22,480 square feet and sits at the corner of West 13th Avenue and North Xavier Street. Plans show a mix of landscaped setbacks, pedestrian walkways, and building entries oriented toward the surrounding streets.

At this stage, the project is in the concept planning phase and will continue through the city’s review and approval process, where design details and site configurations may evolve.
