10 Affordable Duplex Homes Proposed Near Knox Court and West 3rd Avenue

COLORADO – A new affordable housing project is being proposed near the intersection of Knox Court and West 3rd Avenue in Denver, with plans calling for a series of duplex homes designed for income-qualified buyers.

The project, referred to as the Knox Court Duplexes, would include a total of 10 residential units across five duplex buildings. Each unit is planned as a three-bedroom home and would be sold to households earning at or below 80% of the area median income.

Plans indicate the site will be divided into five separate zone lots through a zone lot amendment, with each lot containing one duplex and associated parking. The development is structured as a for-sale housing project, which differs from many recent affordable housing proposals that focus on rental units.

The site spans just over half an acre, with additional improvements planned within the surrounding public right-of-way. Proposed infrastructure work includes alley reconstruction, new sidewalks, curb and gutter improvements, and streetscape elements along both Knox Court and West 3rd Avenue.

At the concept stage, the project has completed an initial review with the City and County of Denver and is cleared to proceed with comments. This allows the development team to move forward into the next phase of applications and engineering review. As part of the review process, the project will be required to complete additional steps related to transportation planning, utility coordination, and final site design before advancing into permitting.

A preliminary project schedule outlines a multi-phase review process through 2026, with permitting potentially extending into the later part of the year depending on review timelines and approvals.

The project is being led by Habitat for Humanity of Metro Denver, with additional design and engineering teams involved as the proposal moves through the city’s development process.
