Marina Square Development Continues Construction on 14-Acre Project in South Denver
DENVER, CO – Construction and approvals continue moving forward on Marina Square, a multi-phase mixed-use redevelopment planned at the northeast corner of East Belleview Avenue and South Ulster Street in south Denver.

Located within the Denver Tech Center, the nearly 14-acre project is being developed by Shea Properties and is divided into three separate development parcels that will ultimately deliver new residential, retail, and office space across the site.
The largest component of the project is the residential phase located on Lot C. Construction is currently underway on a seven-story mixed-use building that will bring 481 apartment units to the property. The building is planned on approximately 6.9 acres and will include 654 resident parking spaces, 98 retail parking spaces, and 126 bicycle parking spaces.

The retail portion of the project, known as Lot B, has also continued advancing through the city's approval process. Recent plans show three single-story retail and restaurant buildings totaling more than 33,000 square feet. Building one is planned at approximately 17,480 square feet, building two at 12,737 square feet, and building three at 3,035 square feet.
The final phase of the project, Lot A, consists of the renovation of an existing two-story office building located along Belleview Avenue. Once completed, the building is expected to serve as office space, including accommodations for the development team behind the project.

As the project has progressed, approvals have been secured for each of the three development parcels. The office renovation on Lot A represents the first phase of activity on the site, followed by the advancement of retail plans for Lot B through the city's review process. The most visible milestone to date is the start of construction on the residential phase at Lot C, where the seven-story apartment building is now underway. Once all three phases are completed, Marina Square will transform the property from a largely office-and-parking site into a mixed-use destination with new housing, retail, office space, and public gathering areas.
