Proposed 210-Unit Duplex Community Planned at Shops at Northfield in Denver

DENVER, CO – A new residential concept plan is moving forward that would transform a portion of the Shops at Northfield into a large-scale for-rent housing community. The proposal, submitted by BB Living, calls for the redevelopment of an underutilized surface parking area at 8510 Northfield Boulevard into a 210-unit duplex residential neighborhood. The project is currently under review by the City of Denver as a concept plan.

The development would consist of 105 duplex buildings, each containing two units, with a mix of three- and four-bedroom layouts designed to offer a larger-format alternative to traditional apartment living. Units are expected to range from approximately 1,600 to 2,100 square feet, with each home including a direct-access two-car garage and private outdoor space.

Unlike typical multifamily projects in the area, the plan focuses on a hybrid housing type that sits between apartments and single-family homes, targeting residents looking for more space while still remaining in a walkable, mixed-use environment.

Replacing Parking With Housing

The project would convert roughly 15.5 acres of existing surface parking into a residential neighborhood, continuing the long-term evolution of Northfield from a retail-focused center into a more balanced mixed-use district.

The site plan organizes the community around a network of internal streets and pedestrian pathways, anchored by a central green space and multiple smaller open areas throughout the site. Plans show approximately 68,000 square feet of public open space, along with an additional private amenity area integrated into the center of the development.

Design Focused on Walkability and Open Space

According to project materials, the layout prioritizes pedestrian connectivity, with landscaped paseos linking residential units to surrounding retail and dining within Northfield. The development would also include a central amenity hub featuring a pool, hot tub, dog park, and shared gathering spaces, positioned as the social core of the neighborhood. Additional design elements include traffic-calmed internal streets, integrated pocket parks throughout residential blocks, and native and drought-tolerant landscaping

The overall goal is to create a more active, neighborhood-oriented environment while maintaining compatibility with surrounding commercial uses.

Expanding Housing Options in Northfield

The project introduces a housing type that is currently limited in the area, offering larger units with private garages and outdoor space within a planned community setting. Developers position the concept as a way to support families, multigenerational households, and long-term residents, while also reinforcing the mixed-use nature of Northfield by adding a permanent residential base.

Current Status

The project is currently in the concept plan review phase, with no final approvals or construction timeline announced. If approved, the development would represent a significant shift in how land within Northfield is utilized, replacing large surface parking areas with higher-density residential use while maintaining connections to the existing retail environment.
