Proposed Retail Building Could Replace Existing Liquor Store at Belcaro Shopping Center
DENVER, CO – A new retail redevelopment has been proposed at 865 South Colorado Boulevard within the Belcaro Shopping Center in Denver, replacing an existing liquor store building with a larger single-tenant retail project.

Plans submitted to the City of Denver outline the demolition of the site’s existing 8,884-square-foot liquor store building and the construction of a new approximately 18,034-square-foot retail building that would include 14,910 square feet on the primary level along with a 3,124-square-foot mezzanine level.
The proposed one-story structure would rise approximately 25 feet tall and include 57 parking spaces across the site. Plans show the building positioned near the intersection of South Colorado Boulevard and East Ohio Avenue, with parking wrapping around the western and northern portions of the property.
According to application documents, the redevelopment is planned on a roughly 1.35-acre parcel currently occupied by the existing retail structure. The project is being reviewed as a retail sales and service development under Denver’s zoning process.
Site plans also indicate a series of public realm and infrastructure improvements surrounding the project. New amenity zone upgrades are proposed along South Colorado Boulevard and South Harrison Street, while a new private roadway alignment for East Ohio Avenue would form the northern edge of the redevelopment parcel. Additional landscape improvements, underground detention infrastructure, and water quality features are also included in the proposal.
The surrounding Belcaro Shopping Center property is also anticipated to include future multifamily development east of the proposed retail building, according to conceptual plans included in the filing materials.
The concept proposal is currently moving through Denver’s development review process.
