New Concept Plans Filed for Belcaro Shopping Center Redevelopment

DENVER, CO – New concept plans have been filed with the City of Denver for the Belcaro Shopping Center site along South Colorado Boulevard, marking the first formal step toward a major redevelopment in the Belcaro neighborhood.

The proposal, EMBREY Belcaro Multifamily Development, outlines a four-story, wrap-style apartment building with approximately 350 residential units on a 4.5-acre site. The project includes 569 parking spaces, with most parking located internally within a structured garage.

What’s Proposed

The development would replace the existing Belcaro Shopping Center, including the current King Soopers and surrounding retail buildings. Plans show a single multifamily structure designed to stay within the area’s zoning framework, with a maximum building height of 55 feet.

The project complies with existing zoning rules and includes on-site affordable housing in line with Denver’s requirements. Access to the site is proposed from South Colorado Boulevard, East Exposition Avenue, and South Harrison Lane.

Where Things Stand Now

The application is currently labeled as “review in progress” under the concept plan process. This phase allows city agencies to review overall site layout, access, building massing, and compliance before more detailed site development plans and building permits are submitted.

No construction timeline has been announced at this stage.
