Habitat for Humanity Proposes 24 Affordable For-Sale Townhomes at Denver's Clayton Campus
DENVER, CO — A new affordable homeownership community could soon be coming to Denver's Clayton neighborhood, as Habitat for Humanity of Metro Denver and Clayton Early Learning have submitted concept plans for the first phase of a proposed townhome development on the Clayton Campus. The project would bring 24 income-restricted, for-sale homes to the campus as part of a broader vision to expand affordable homeownership.
According to the concept plans, Phase 1 would include seven residential buildings containing a total of 24 townhomes. The development would primarily consist of three-story townhomes arranged in groups of two, three, and four units, along with two integrated two-story Type A accessible homes. All 24 homes are proposed as income-restricted, for-sale units affordable to households earning up to 80% of the Area Median Income through Colorado's Proposition 123 program.
The proposed development is designed to create a residential block that connects with both the existing Clayton Campus and the surrounding neighborhood. Plans include a new internal ring road linking existing campus streets, upgraded water and sewer infrastructure, a stormwater detention area along Martin Luther King Jr. Boulevard, and garages for each townhome. Additional parking would also be provided for visitors and staff at the adjacent Denver Health clinic.
Site plans show the homes concentrated along the western edge of the campus near 33rd Avenue and Martin Luther King Jr. Boulevard, while preserving much of the interior campus and existing buildings for future phases. The concept also includes new landscaping, street trees, pedestrian connections, and open space surrounding the detention area.
The proposal represents the first phase of what is expected to be a larger affordable housing initiative on the Clayton Campus. As part of the city's Proposition 123 Fast Track review process, the project will continue through additional concept review and permitting before construction can begin.
